Spanish holiday rentals pay, but they are no longer an acquired right. Between cities freezing licences and condominiums that can object, here is the real state of the rules in 2026, city by city.
Short-term rentals require registration or a tourist licence almost everywhere: VT in the Region of Valencia, VFT in Andalusia, HUT in Catalonia. Since 2025 a single national register centralises the numbers, platforms remove listings without a valid one.
A property 'with licence' now commands a premium, check the licence is transferable and properly registered. Without one, never count on obtaining it later in a big city: base your yield maths on long-term rental and treat seasonal income as a possible bonus.
Mid-term rental (1-11 months, 'de temporada') escapes the tourist licence and meets real demand: students, remote workers, relocations. Yields approach seasonal levels in university cities, with far fewer constraints.
